About the role

Westcorp is seeking a dynamic Leasing Specialist to join Edgeway, one of Edmonton's most exciting residential communities. Edgeway features 475 rental homes, including 110 townhomes and 365 newly developed apartments, a 500- stall parkade, and an exceptional amenity offering designed to support an active and connected lifestyle. Working closely with the management and operations teams, you will contribute to the success of the community by supporting occupancy goals, fostering resident satisfaction, and helping deliver the elevated standard of service for which Westcorp is known. We are open seven days a week, so flexibility is essential. The successful candidate must be available to work evenings and weekends. Additional hours may be required from time to time, particularly during month-end periods, community events, and open houses. Primary Key Responsibilities: Provide an exceptional customer experience by greeting, engaging, and qualifying prospective residents with the goal of helping them find a new home at Edgeway. Respond promptly and professionally to all leasing inquiries, ensuring consistent follow-up and communication throughout the customer journey. Conduct property tours that effectively showcase the community, lifestyle, amenities, and suite features while identifying and addressing the unique needs of each prospect. Achieve leasing, occupancy, and revenue goals through effective sales techniques, relationship-building, prospect management, and confident closing skills. Present the product and communicate features, benefits, pricing, policies, and value propositions tailored to each customer's needs and desires. Follow established lead management processes to maximize conversion rates from inquiry to signed lease. Provide a superior level of customer service to prospective and current residents, acting as a knowledgeable and professional ambassador for the Edgeway community. Complete accurate and detailed reporting, including leads, prospects, tours, applications, leases, resident communications, and move-in/move-out inspections. Participate in ongoing sales and customer service training to continuously strengthen leasing and relationship-building skills (required for both full-time and part-time team members). Assist with resident retention initiatives by fostering positive resident relationships and supporting lease renewal efforts. Assist in the planning and execution of open houses, community events, resident engagement activities, and other leasing initiatives designed to promote the property and attract prospective residents. Perform regular competitor reviews and provide market analysis, including rental rates, incentives, and amenity offerings. Maintain a thorough understanding of Edgeway's suite types, amenities, policies, and community offerings to confidently address customer questions and objections. Ensure model suites, show suites, amenity spaces, and leasing areas are presented to company standards and report any deficiencies in market-ready suites to the Property Manager. Work collaboratively with the management, operations, and maintenance teams to deliver an industry-leading customer and resident experience. Ensure compliance with the Residential Tenancies Act in all procedures. Ensure local, provincial, & federal laws and regulations are being observed in the community. Ensure comprehension and compliance with all Westcorp Playbook policies. Positively embrace Westcorp Corporate Values. Perform other duties as assigned by the Operations Manager. Required Skills and Abilities: High school graduate; post-secondary education required Solid aptitude for sales and possesses a sensational customer service philosophy Must have the flexibility and be available to work the hours that can be irregular, as required by the business needs Highly proficient in a variety of computer software packages. We utilize Microsoft Office, w/TEAMS, Yardi (RentCafe, Payscan, Elevate customer-engagement software), Yieldstar and SharePoint Must be flexible and willing and can change roles, tasks or responsibilities as required Appearance must be neat, clean and polished Must have own vehicle and valid driver's license A security clearance is required upon offer of employment Working at Westcorp: Headquartered in Edmonton, Westcorp Property Management Inc. is a vertically integrated company that creates, invests in and manages residential, commercial, and hotel properties.
